Overview

New buildings, additions or alterations to existing buildings, paving (new and additions), cell tower (new and alterations/additions), solar panels, and re-roofing will require a building permit pulled by the owner or the owner’s agent.  Some projects may require Plan Commission approval-see FAQ’s below.

All new buildings, building additions, and building alterations will require a Department of Safety and Professional Services (DSPS) Plan Review.  The City of Oak Creek shall serve as an agent city to review all plans of buildings two (2) stories or less in height, of type IIB, IIIB, VA, or VB construction, in accordance with agent city status designation by DSPS.

Application requirements

New Construction, Additions, Alterations

NOTE: All new construction, additions, and exterior alteration projects require Plan Commission approval prior to permit submittal.

  • Agent Plan Review (Oak Creek will act as an agent of the State)
    • Oak Creek Application for Agent Review (OCSBD-118)
    • Non-Residential Building Permit Application
    • Three (3) sets of bound plans, signed and sealed by the Design Professional.
    • One (1) set of structural calculations is required if not included on plans.
    • One (1) copy of the Wisconsin Energy Efficiency plan check worksheets or computer calculations signed and sealed if not on plans.
    • One (1) copy of the Wisconsin Lighting calculations signed and sealed if not on plans, Calculations may be submitted on or before rough framing.
    • One (1) copy of building specifications (if not on plans).
    • One (1) paper copy and one (1) PDF copy of the building stake-out survey done by a Wisconsin registered land surveyor (for new construction and additions only). Do not attach survey to plans.
    • All plans shall include life-safety plan and code analysis sheets.
    • Plans involving high-piled combustible storage shall include documentation showing compliance with International Fire Code chapter 3201.3 requirements.
    • DSPS Disproportionality Form SBD-10219 (for existing buildings only)
    • Erosion Control Application (for new construction and additions only).
    • One (1) separate set of civil plans (for new construction and additions only).
    • Non-Residential Occupancy Application
    • A PDF copy of all submittal documents is required – instructions will be provided upon receipt of paper submittal documents
    • Digital plans to be emailed to the Planner per Plan Commission approval if applicable.
  • State of Wisconsin Approved Building plans (State approved plans)
    • Non-Residential Building permit Application
    • Three (3) sets of bound plans, signed and sealed by the Design Professional.  Both sets shall be approved by DSPS (same size/scale as submitted to DSPS), with original State approval and wet stamps required on the plan set, and State approval letter bound to plans per SPS 361.30 & SPS 361.31
    • For DSPS approved electronic submittals, complete plan sets shall be downloaded from DSPS SharePoint.  In lieu of downloading/printing the entire plan sets, copies of the complete and identical plan set submitted to DSPS may be submitted provided, at least, the plan cover or index sheet with the DSPS stamp of conditional approval along with the Design Professional’s seal/signature is affixed to the (copied) plan sets.
    • One (1) set of structural calculations is required if not included on plans.

Re-Roofing

  • The new roof will not result in any additional “dead” load on the existing roof
  • Whether the new roof system carries an A, B, or C Fire Classification rating
  • There will be no change in the size/height of plumbing vent terminals or storm water relief drains once the new roof is installed
